Many questions we hear about landscaping in Bell Tower Park can be answered by selecting Messages/Articles/Publications in the main Menu. From there, select the Articles folder, then Landscaping. All the articles that have been written about our landscaping are right there!

I have a request regarding landscaping or an irrigation system. Where should I start?

Whether it is next to your home or farther out in a common area, click on this button for an article explaining the first steps to take. ALTERNATIVE: You can always submit a request through the office.

Now that I have submitted a landscape or irrigation request, is there a way to track the progress?

Yes! Greenscapes uses a job tracking system known as “ZenDesk”. Read all notes here before trying it out. IF YOU HAVE ALREADY REGISTERED WITH ZENDESK, you can skip these instructions and simply click this button:

Read the flyer that opens, then follow the web address in “Block 1” near the top of the flyer, and you will be given access to register – Only needed once!

All job requests get assigned a “Ticket” number, whether submitted to Greenscapes via ZenDesk, direct phone, email, or through our BTP office.  ZenDesk will display your job or a history-list of jobs that you have previously put in.

Mowing / Trimming / Pruning Schedule

This is the latest version of the Greenscapes schedule for landscaping operations. An article in the August 2024 Bell Tower Notes II newsletter gives further insights to the Greenscapes contract.

Since the maps were done, the mowing schedule has been revised to a Monday-Tuesday-Wednesday cycle due to the conflict with the trash pick-ups on Thursday.

Sprinkler Schedule

Greenscapes works from a prescribed schedule for all the various major and individual irrigation zones. We will be asking them for a copy which would be posted here.

Non-Routine Operations Now Underway

This space will have content when operations other than routine mowing and trimming are going on. Examples would be new tree plantings or removals.

I have a ceiling water stain, broken roof tile, damaged trim, etc. at my residence. Where should I start?

We’ve created this tab anticipating a possible activation of the “Work Order” function in Cardinal’s Frontsteps website. It has been there, but unused until this point. It’s too early to say whether it can be revived, but our new CAM, Brandi Wells, has some experience with the Frontsteps platform and is willing to give it a try. More news in September or earlier.

WHILE WE WAIT FOR THIS DEVELOPMENT, a suggested first step is to fill out a BTP Community Action Request form.  (To get the form, click HERE.  A hard copy can also be found in the office lobby literature rack.)  Submitting the form to the office will facilitate establishing a record for tracking the progress of the request. As in the past, your final option is to email or call the office directly.

Important note: The Frontsteps “Work Order” feature, if it works, IS NOT FOR ANY NEEDS RELATED TO LANDSCAPING, IRRIGATION REPAIRS, OR IRRIGATION ADJUSTMENTS. For those purposes, go to the nearby tab labeled “Landscaping”, which will give you a link to the Greenscapes’ ZenDesk system. Before she left, CAM Linda Nunez became adept at monitoring all the landscaping requests in one list. So this is encouraging for us to think that a similar system might just be able to work for many of our non-landscaping repairs.

Are there any alternatives for help on odd jobs? -- Consider the ``Get-er Done`` group.

In late 2023, Jim Stewart volunteered to organize some other volunteers into something called the “Get-‘er-Done Group”.  Not associated with any Bell Tower Park management or committees, it is a group of individuals who want to help residents with any relatively simple maintenance or repair problem they might be having with their unit.  Or maybe some relatively light piece of furniture or an appliance needs to be moved a bit.

The group will either (1) solve the problem; (2) help the individual complete a Work Order and follow up on the results; or (3) get a quotation from a licensed-insured handyman for them.  If you, or anyone you know might want to be part of solving problems instead of complaining about them, please email Jim Stewart at iuking@aol.com or phone 317-439-1008 and let him know about your interest.  Also, if you know of any handymen who would like the group to contact them for quotes, pass them along.

Pass the word around as the “Get-‘er-Done” Group only communicates on the BTP unofficial Facebook page. And let’s not let the same people be the helpers. If you can help, please do. Remember, all requests should be made to Jim Stewart at 317-439-1008 or iuking@aol.com.

There are different types of critters in and around my residence. Is there someone I can call to take care of this?

BTP has had a contract since 2007 with Bugs-Or-Us, Inc. to take care of you, depending on where the creatures or insects are.  For rodents, the company will place several traps on the ground around your exterior walls.  Insecticides will be lightly sprayed where needed.  There is no additional charge for this, since it is a community contract paid through your monthly assessment.

If you suspect rodents in your living area and/or attic, a free inspection and estimate can be requested.  Giving your go-ahead for the work would be an additional charge above your monthly assessment.  When you call and explain your particular situation, they will confirm what services would be an additional charge.

Blue Stream Fiber (BSF)

TV and WiFi are provided to owners as part of the monthly HOA payment.

Blue Stream Fiber (BSF) is the BTP community-wide supplier for internet access and a wide variety of TV and cable network sources.

A completely new infrastructure utilizing high-speed fiber optic cable was installed here by BSF in the fall of 2021. Inside each residence, components installed included a WiFi system and two Android/Tivo set-top boxes with remotes.

Although Blue Stream headquarters are in Coral Springs, Florida, tech-reps and essential equipment storage are stationed nearby Bell Tower Park.

Other FAQs . . . 

Will our TV and internet access through Blue Stream go down during local power outages?

If you have some form of back-up power at your residence for your computer and TVs, the Blue Stream system is designed to keep you connected.  This is achieved by a battery back-up at the main BTP/Blue Stream entrance panel near the office.  The battery will carry out its duty for about a day, which gives Blue Stream crews time to bring a portable generator to carry all of BTP through longer outages.  This design was successfully put to the test during several days of outage with Hurricane Ian in 2023.

Why does my TV picture get replaced sometimes by the “spinning circle of death”?  (A term offered by one of our frustrated residents.)

Because of individual floor plans and furniture layouts, a few users may experience signal interruptions, a.k.a. “buffering” issues.  This appears as a spinning  blue spiral icon.  Most of these problems have been solved by having a service call to add or relocate one of the repeaters (Hexagon-shaped device plugged into a wall outlet – BSF calls it a “plume”.)

Is there a quick-reference chart for the TIVO remote control?

Yes, one was given out to each residence at initial installation and looks like this. You should be able to print or download this image, should you choose to do so.
Trash & Recycling

What Is The Normal Day For Trash & Recycle Pick-up, And Who Is The Company?

Trash and Recycling are picked up on Thursdays. Two different trucks will come by. Typically, they arrive between 10 a.m. and 2 p.m., but occasionally it may be as early as 8 a.m. and as late as 4 p.m. WASTE PRO is the contract company, and they may be contacted by calling the number provided.

What Are Some Guidelines And Rules For Trash & Recycle Handling?

  • It should be placed curbside for early morning pick-up on Thursday.
  • Due to wild animal scattering of trash, setting material out the afternoon or evening before IS STRONGLY DISCOURAGED. This extended time gives the animals more opportunity to "zero-in" on your cans! It's a jungle out there. Please be considerate of your neighbors. Thanks!
  • If you are closing your unit for an extended period and have trash to dispose of, you can place it in the Clubhouse dumpster. This is the only exception for resident use of this dumpster. It's there for clubhouse use only.
  • Waste Pro is very helpful about taking many post-move large items (often for free): call them directly with questions.
  • You must purchase and use a trash bin/can no larger than 35 gallons.

Parking

Residents are required to park within their designated driveway, unless utilizing guest parking is necessary under certain circumstances. Guest parking is available in specified locations around the property. Neither residents OR their guests are allowed to park in guest parking overnight without a parking permit and can be subject to tow.
